Roofing and contracting in Brighton

Brighton publishes its own roofing requirements, and they are stricter than many buyers expect. Project Allies serves Brighton homeowners and businesses with roof replacement, storm repair and contracting work.

City of Brighton Building Division

Reroof rule

Full tear-off, no overlays

The old roof comes off first

Brighton's roofing requirements do not allow a new roof covering to go over an existing one, so a replacement inside city limits starts with a full tear-off. The same handout rules out 3-tab shingles on habitable buildings and calls for drip edge at the eaves and rakes. A bid that prices an overlay has not been written for a Brighton address.

Rated for 110 mph wind

The city requires the roof covering to carry a manufacturer wind warranty of at least 110 mph. Its published design criteria list a 107 mph design wind speed and a 35 psf ground snow load, and at 4,984 ft no ice barrier is required unless the manufacturer calls for one. Wind rating belongs in the product conversation, not after the order.

City limits, Adams County or Weld County

Inside city limits, Brighton's Building Division issues roofing permits, and roofers need a city specialty-trades license with proof of insurance. Brighton spans Adams and Weld counties, and a Brighton mailing address outside city limits follows that county's building department instead. Unincorporated Adams County, for example, requires a reroof permit and contractor registration. Check the parcel before assuming whose rules apply.

Repairs, inspections and hail

The city's permit guide exempts roof repairs of one square (100 square feet) or less; larger repairs need a permit. A mid-roof inspection applies to flat commercial roofs, tile roofs and replaced decking, and final inspections are done by drone. NOAA's Storm Prediction Center logged 1.25-inch hail at Brighton on August 22, 2026, so storm photos and dates help when a claim is involved.
