Roof replacement in Colorado Springs

A new roof is the largest single repair most homes ever need. Here is what the job actually involves, so you can tell a real bid from a thin one.

The deck decides everything

Once the old roof is off, the decking underneath is the only thing that tells you what condition the structure is really in. We inspect it before anything goes back down, and we show it to you — soft spots, delamination and old repairs included. A bid that does not mention decking is a bid that has not planned for what it might find.

What goes back on

Underlayment, ice barrier where the elevation requires it, valley metal, drip edge, flashing at every penetration, then the field. The parts that leak are almost never the shingles themselves — they are the transitions, and those are where a roof is won or lost.

Permits and licensing

Re-roofs across Colorado Springs, Fountain, Manitou Springs, Monument, Palmer Lake, Green Mountain Falls, Woodland Park and unincorporated El Paso County all fall under the Pikes Peak Regional Building Department, which requires the roofing contractor to hold the appropriate PPRBD contractor license. Above 7,000 ft, PPRBD also requires an ice barrier at the eaves.

Insurance replacements

If a storm is what put you here, the claim is usually harder than the roof. Insurance restoration is the part of this business Dominic came up through, and we meet your adjuster on the roof so the scope matches what is actually up there.

Common questions

Questions we get before the inspection.

Do I need a permit to replace my roof in Colorado Springs?

Yes. Re-roofs across Colorado Springs, Fountain, Manitou Springs, Monument, Palmer Lake, Green Mountain Falls, Woodland Park and unincorporated El Paso County are permitted through the Pikes Peak Regional Building Department, which also requires the roofing contractor to hold the appropriate PPRBD contractor license. We pull the permit as part of the job.

Will you check the roof decking?

Yes. Once the old roof is off, we inspect the decking before anything goes back down and show it to you, soft spots, delamination and old repairs included. A bid that never mentions decking has not planned for what the tear-off might turn up.

Does my roof need an ice barrier?

It depends on your elevation. PPRBD requires an eave ice barrier on properties above 7,000 ft — at least two layers of underlayment cemented together, or a self-adhering polymer-modified bitumen sheet, running from the eave edge to 24 inches inside the exterior wall line. Woodland Park is well above that line; Colorado Springs and Fountain are below it; Monument sits about 18 feet under it, so it comes down to your specific address.

Can you help if a storm is why I need a new roof?

Yes. Insurance restoration is the part of this business Dominic came up through. We photograph the damage before anything is touched and meet your adjuster on the roof, so the scope matches what is actually up there.
