Flat roof repair and replacement in Colorado Springs
When a flat roof leaks, look first at the drains, equipment curbs, walls and pipe penetrations, where the membrane is interrupted. Project Allies repairs and replaces flat and low-slope roofs across Colorado Springs and Denver, starting with how water leaves the roof.
Read the drainage before the leak
Note where water remains after rain, whether drains are blocked and whether the leak appears beside equipment or a wall. These observations help define the inspection. A new roof surface alone may leave the original drainage problem unresolved, so slope and outlet locations belong in the plan.
Choose an assembly for the building
TPO and EPDM are different single-ply membrane options for low-slope roofs. The existing deck, insulation, attachment requirements and roof use influence the choice. Where needed, tapered insulation can form drainage falls; its layout must work with the actual drain locations.
Pay attention to the interruptions
Equipment curbs, pipe penetrations, parapets and changes in roof level interrupt the field of the membrane. Record the details that have already been repaired and any equipment due to be moved. Coordinating those changes can prevent a newly finished roof from being opened again.
Define what will stay
Before considering a recover or coating, assess whether the existing layers are sound and dry enough for the proposed system. Ask the proposal to explain how suspect areas will be evaluated and how drainage defects will be addressed. A site visit establishes the next step more reliably than an estimate based only on floor area.
Common questions
Questions we get before the inspection.
Why does my flat roof leak near equipment?
Equipment curbs, pipe penetrations, parapets and changes in roof level all interrupt the membrane, and those joints are where water finds a way in. Note whether the leak shows up beside equipment or a wall, and whether water sits on the roof after rain. Both point the inspection in the right direction.
Can a flat roof be coated instead of replaced?
Sometimes. A coating or recover only makes sense when the existing layers are sound and dry enough for the new system. A coating will not fix wet insulation or a drainage defect, so those get checked and dealt with first.
Should I choose TPO or EPDM?
They are different single-ply membranes. TPO seams are heat-welded, while EPDM is a synthetic rubber that is not heat-welded. The existing deck, insulation, attachment and how the roof is used all shape the choice, so the decision comes after the assessment.
