Coat a sound roof. Start with the condition.
A roof coating can be worth considering when the existing roof is suitable for restoration. The assessment needs to establish what is there, what needs repair and whether the selected coating will adhere.
Silicone, acrylic and other coating options
Common roof coating families include silicone, acrylic elastomeric and urethane systems. These options belong in one assessment: compare their suitability for the existing roof, drainage conditions, preparation requirements and future maintenance. A material name alone does not establish that a coating is right for your building.
Identify the substrate and previous finishes
Metal, EPDM and TPO need different preparation and compatibility checks. A coating that works on one surface is not automatically right for another, particularly where an older coating remains. Product selection begins with the existing materials and the manufacturer's approved system.
Repair before application
A coating does not make saturated insulation or a deteriorated substrate sound. Manufacturer guidance identifies damaged membrane areas and wet insulation as conditions that need attention first. The proposal should identify repairs, cleaning and any primer or adhesion testing the selected system requires.
Include the difficult details
Seams, penetrations, edges and drainage areas belong in the coating scope. Ask which details receive reinforcement and how coverage will be checked against the specified system. Access, preparation and application conditions can affect the schedule as much as the size of the roof.
Compare the full restoration cost
Compare a coating proposal with repair or replacement on the basis of the complete work. Preparation and local repairs can change whether restoration is the practical choice. Share any warranty documents and previous roof records so the options can be reviewed before a product is selected.
